At Ríos Espinosa, our economic and legal department handles all financial and legal aspects of your Owners’ Community, ensuring efficient and transparent administration.
Preparation of the Annual Budget: We prepare the annual budget for foreseeable expenses and distribute it among the different properties and/or phases accordingly.
Processing of Payments and Income: We manage payments and/or income authorized by the Board of Directors in accordance with the established budgets.
Issuance and Management of Receipts: We issue computer-generated receipts for the collection of shares in common expenses, both ordinary and extraordinary, and subsequently manage them.
Preparation of Balances and Reports: We prepare the financial position and results statement of the community, and compile reports, studies, and proposals for decision-making by the Board of Directors.
We offer legal and juridical advice through our licensed lawyer on all matters concerning the Community of Owners and its administration. We handle verbal and/or written consultations, manage outstanding participation fee claims, and pursue legal actions against delinquent owners. Additionally, we manage the comprehensive processing of new community constitutions.
Our certified social graduates provide ongoing and continuous socio-labour advice for the community of owners, including labour management for urban estate employees. We handle employee registrations and terminations, preparation of work accident reports, payroll processing, study and preparation of social security contribution forms, and drafting of employee infractions and sanctions. Additionally, our certified economists offer tax advice and manage the submission of various tax returns required by the community.
